THE BUS STOP — TERMS & CONDITIONS

These terms and conditions form the agreement between you (“the Guest”) and The Bus Stop (“we”, “our”, “us”). By making a booking and paying a deposit you confirm that you have read and agree to these terms.

1. Booking & Payment 

   • A booking is confirmed once a deposit has been paid and you have received a confirmation email from us.

   • Online bookings require a deposit payment. The remaining balance must be paid no later than 14 days before arrival unless otherwise agreed in writing.

   • If the balance is not received by the due date we reserve the right to cancel the booking and retain the deposit.

2. Accommodation Cancellation Policy

   • More than 1 month before arrival: full refund or the option to reschedule your stay.

   • Between 1 month and 2 weeks before arrival: the main payment will be refunded. The deposit is non-refundable unless we are able to rebook your dates, in which case the deposit will also be refunded.

   • Less than 2 weeks before arrival: payments are non-refundable unless we are able to secure a replacement booking for the same dates. As a small independent business, late cancellations have a significant impact and this policy allows us to operate fairly.

3. Experiences Cancellation Policy
   Experiences are non-refundable if cancelled within 14 days of the booked date.

4. Gift Cards
   Gift cards may be cancelled within 14 days of purchase for a full refund. After 14 days they are non-refundable.

5. Our Right to Cancel
   We would only cancel your stay if the accommodation becomes unavailable for reasons beyond our control, for example severe weather, safety concerns or property damage.In this situation we will either: 

   • offer alternative dates

   • assist in finding suitable local accommodation

   • or provide a full refund. Our liability will not extend beyond the total amount paid for the booking.

6. Arrival & Departure
   Check-in and check-out times are provided in your confirmation email.
   Early arrival or late departure may be possible only by prior arrangement.

7. During Your Stay
   Guests must treat the property, land and neighbouring areas with respect.
   Children must be supervised at all times.
   Guests must follow any safety guidance provided.
   We operate a strict no-parties policy and quiet hours must be respected. We reserve the right to terminate a stay without refund if behaviour causes disturbance, risk, damage or safety concerns.

8. Smoking
   Smoking is not permitted inside any of the buses.

9. Damage & Breakages
   Guests are responsible for any damage caused to the accommodation, its contents or surrounding areas during their stay. We understand accidents happen and ask that you inform us promptly. Minor breakages are not normally charged, however significant damage, missing items or excessive cleaning may be invoiced.

10. Pets
    Where pets are permitted they must not be left unattended, must not be allowed on bedding or furniture and owners must clean up after them.

11. Use of the Property
    The accommodation is for holiday use only and must not be used for commercial activity, parties, events or gatherings without prior agreement.
    Maximum occupancy must not be exceeded.

12. Liability
    Guests use the accommodation and surrounding land at their own risk.
    We do not accept liability for any loss, damage or injury to guests, vehicles or personal belongings unless proven to be caused by negligence on our part or that of our employees or contractors.

13. Website & Information
    We make every effort to keep descriptions and photographs accurate. However, details may occasionally change and are provided as a guide only.

14. Privacy
    We collect and process personal information only as necessary to manage bookings and provide our services. All data is handled in accordance with our Privacy Policy.

15. Governing Law
    These terms are governed by the laws of Scotland.
